The Board of Directors meeting was called to order at 7:43 pm. Board members present: Phil Berne, Gene Cole, Ed Palekas, Dave Wilson, Bev Franklin, and Harry Hopkins.
Old Business.
- Minutes of the August board meeting were approved after correcting the spelling of "Beacon Ridge" at the bottom of page one.
- The Fall Community Yard Sale is Saturday, 14 October 2000.
- The semi-annual general meeting is 7 December 2000 at Sydenstricker UMC, 7:30 p.m.
- The board approved the community newsletter with the following modifications:
- Dave Wilson will confirm what the Virginia Legislature approved as part of the "Virginia Property Owner’s Act" before publishing the newsletter describing the law.
- Bev will add a paragraph about Halloween Trick-or-Treat safety.
- The address of Sydenstricker UMC will be added.
- The second paragraph of "Trailers, Boats, Campers and RVs" will be deleted.
- Pohick connector. Either Dave Wilson or Mike Yurina will present a progress/concept report at the December general meeting.
- Harry has placed the Association Disclosure Packet Notice from the Virginia Property Owner’s Act on the community web site.
Treasurer’s Report.
- Gene Cole distributed the September financial statement. The association insurance payment due 30 October will be reflected in the October statement.
- Gene reported that four of five delinquent dues have been paid after he sent notices by certified mail. One homeowner bill remains past due for three years. His notice was returned unopened. Gene will attempt to ascertain where the homeowner lives before the board takes action in accordance with community covenants.
Secretary’s Report. . Ed Palekas will draft an agenda for the general meeting and present it at the next board meeting for approval.
Community relations. The first annual Community Day on 1 October was very successful. Approximately 40 residents attended. Bev Franklin estimated that one family per street in the community was represented.
New Business.
- Ed Palekas reported that chickens are being kept at 7716 Cervantes Lane. The board will take no action given that the coming winter will probably kill the chickens.
- Gene Cole proposed correcting the address on the community bylaws. The bylaws should reflect the address of the community mailbox. This proposal will be presented at the December general meeting for voting.
- The Christmas holiday decorating contest was tentatively set for 17 December. Rules, judging categories, and the date will be decided at the November board meeting and announced at the December general meeting. Winners will receive a monetary reward and recognition with a yard sign.
- Harry Hopkins received an email from the residents at 9109 Octavia Court requesting approval of new vinyl siding and walkway. No board action is required. Harry will respond to the homeowners thanking them for improving the community appearance.
The board meeting adjourned at 8:49 p.m. The next board meeting will be 9 November 2000; 7:30 p.m. at Bev Franklin’s house (7609 Maritime).
